Tenant FAQ
Questions from residents.
Need help with rent, a repair or a question about your home? Start with the answers below and the account or support instructions our team provided. Your lease and resident instructions have the details specific to your tenancy.
Open the resident portal
Contact resident support
For routine maintenance, use the request channel in your resident instructions. For an urgent property concern, call your assigned Property Manager first, then the main company line at (808) 470-6576. Do not wait for a form or email reply. If someone is in immediate danger, call 911.
Rent and your account
How do I access my account and pay rent?
Use the account invitation and sign-in instructions supplied by the team. Follow your tenancy's payment instructions for the account, payee, method and timing. If you cannot find them or need help with access, contact the team before sending a payment. Do not share your password with others.
What if I receive new payment instructions?
Verify an unexpected request or change directly with our team before sending money. Use contact information you already know is genuine, rather than relying only on the message that asks for the change. Never share your account password by email.
What if I have a question about a charge or payment?
Contact the team with your name, property address and a brief description. You may include the payment date and amount, but keep full bank-account and payment-card details out of the general inquiry form and email.
Maintenance and property concerns
What if I cannot find my routine maintenance-request instructions?
For a routine issue, contact resident support with your name and property address and ask for the correct request channel. Do not send passwords or sensitive records through the general inquiry form.
What information should I include with a routine maintenance request?
Use the maintenance-request channel supplied for your tenancy. Describe the issue, its location, when it started and any relevant access information. Photographs may help if the designated request system supports them and they can be taken safely.
Can I arrange a repair myself?
Contact management and review your lease and resident instructions before arranging work, authorizing a service provider or making alterations. Do not assume a privately arranged cost will be reimbursed.
How is access for maintenance arranged?
Follow management's instructions for the particular visit. Let the team know about access issues or scheduling questions. Access requirements and notices depend on the circumstances and applicable tenancy arrangements.
Your lease and living in the home
Where do I find parking, utility and building rules?
Review your lease, move-in materials and any building or association information supplied for the home. Ask the team if an instruction is missing or unclear.
Can I add a pet or change who lives in the home?
Check your lease and contact management before making a change. Requirements are specific to the tenancy. For an accessibility-related request, contact the team privately about the appropriate process; do not send medical records in a general inquiry.
How do I update contact details, renew or give notice?
Use the communication channel established for your tenancy to update your contact information. For renewal or move-out plans, review the lease and contact the team about the required notices, dates and instructions. A general inquiry should not be assumed to satisfy a formal notice requirement.
How do I ask about my security deposit?
Contact the team with the property address, move-out date and question about the deposit or itemized statement. Keep your forwarding contact details up to date.
