Kona and nearby communities
Kona, including Kailua-Kona (96740), and the named private golf communities of Kukio (96740), Hualalai (96740) and Kohanaiki (96740).
Kohala coast
The Kohala coast, including Waikoloa (96738), Mauna Lani (96743) and Mauna Kea resort areas (96743), along with covered communities between the named western and northern locations.
Waimea
Waimea (Kamuela, 96743) and property-specific service arrangements in the surrounding covered area.

What to discuss for your property
For a home in a resort, private golf or association-managed community, share applicable association rules, access arrangements, parking and move-in procedures. Our service is long-term residential management. A community's inclusion here does not indicate an affiliation with its resort or association or establish permitted rental use for a particular home.
For properties with substantial grounds, private-road access, catchment water or other property-specific systems, tell us which arrangements actually apply. Existing service contracts, access details and known maintenance needs help us discuss the appropriate coordination.
For an occupied rental, share the current tenancy, management arrangement and intended transition timing. Review existing notice or termination obligations before setting a handover date.
Services and Big Island pricing
We coordinate leasing, rental administration, resident communication, ordinary maintenance and owner reporting within the management agreement. Owners receive monthly itemized income and expense statements, an annual owner statement and Form 1099. GET filing is included at no additional service fee; tax owed remains separate.
Big Island monthly management is 13% of monthly gross income collected. Property expenses and any additional services are separate; we will review the details with you before management begins.
Questions about Big Island coverage
Do you serve Hilo as well as Kona?
Yes. Our confirmed service areas include Hilo and Kona, as well as Waimea and the Kohala coast communities listed above. Service fit is confirmed for the individual property.
Can you consider a home in a resort or private golf community?
We can discuss long-term residential management in Waikoloa, Mauna Lani, Mauna Kea, Kukio, Hualalai and Kohanaiki. We review the property, relevant association rules, access arrangements and proposed rental use before confirming the scope.
What kinds of homes can you manage?
We can consider suitable single-family homes, condos, townhomes, duplexes, small multifamily and apartment properties, luxury homes, furnished long-term rentals, accessory dwelling units and separate attached units. We do not offer room-by-room rental management.
What if my address is outside the places listed?
Send the address or neighborhood and a short property description. We will confirm whether service is available. The named communities do not imply blanket islandwide coverage.
