How to Apply

How to apply for a rental home.

Found a home you would like to see? Review its current listing and arrange a showing with our team. After the showing, we will provide the application link for that property. The steps below explain what to expect and what to have ready.

Ask about a rental or showing

1. Review the home and arrange a showing

Check the listing's rent, availability, lease term, utilities, parking and ordinary pet policy. Include the property address or listing reference when you contact us. Ask about anything unclear before applying or paying an application charge.

If you do not have a listing link, ask our rental team about current availability and the next step before applying.

2. Follow the application instructions

After the showing, use the application link provided for that home. Every prospective occupant age 18 or older must submit an application. Follow the instructions provided with the property-specific application link, including the requested documents. Ask our team for the current screening requirements and any application-charge details before applying or paying.

A general inquiry is not an application. The resident portal is for existing residents and is not a substitute for the property-specific application link.

3. Prepare the requested documents

Photo identification

Provide valid photo identification, such as a driver's license or passport, through the designated application process.

Income documentation

  • Employed applicants: two recent pay stubs.
  • Self-employed applicants: the most recent completed Form 1040 only, rather than the full tax-return packet.
  • Retired or partially retired applicants: an annual Social Security award letter or documentation from the retirement administrator showing monthly or annual distributions.

Bank statements and screenshots of deposits are not accepted as proof of income.

Homeowner property-status documentation

If you own a home that you are renting out, provide the rental lease, or a property-management agreement if it is not yet rented. If you are selling it, provide the listing agreement or the purchase contract if the property is in escrow.

These documents establish the property's status; they do not automatically establish qualifying rental or sale income.

Complete, original documents

Submit requested documents in their originally intended form, without alteration or redaction, through the designated application process. This is Oahu Living's application-document policy so the team can review the complete information in the documents requested.

Do not send identification, tax documents, income records, banking details or other application attachments through our general contact form or general inquiry email. If your circumstances are not covered above, a requested document is unavailable or you have a question about what to provide, contact the team before submitting it.

4. Follow the property's next steps

The team may request additional information during review. Submission does not establish approval, reserve a home or give a right to move in.

If approved, review the written lease and move-in instructions, including amounts due, payment method, timing and key arrangements. Verify unexpected changes to payment instructions directly with the team before sending money.

Application questions

Our team provides the application link for the specific property after a showing. Contact us with the property address or listing reference if you need help with a showing or the next step.

What are the income or credit requirements and application charges?

Ask our team for the current screening requirements and any application-charge details before applying or paying. Follow the instructions provided with the property-specific application link.

Can I alter or redact requested application documents?

No. Requested documents should be submitted in their originally intended form without alteration or redaction through the designated application process. If you have a concern or cannot provide a requested document, contact the team before submission. Do not send application documents through the general inquiry form or email.

How do I ask about accessibility or an accommodation?

Contact our team to discuss the request and the appropriate next step. Please keep medical records and other sensitive information out of the general inquiry form and email.
