These Terms describe the use of https://oahulivingpropertymanagement.com (the “Site”), operated by Collective Hawaii Real Estate LLC, doing business as Oahu Living Property Management (“Oahu Living,” “OLPM,” “we,” “us,” or “our”), Hawaii real estate brokerage license RB-24197.
We provide long-term residential property-management services on Oahu and in select Hawaii Island communities. The Site offers information about our services and rental properties, ways to contact us, and links to related resources.
1. Website scope and separate agreements
These Terms concern the Site and its informational and inquiry features. They do not create or amend a property-management agreement, lease, rental application authorization, payment authorization, or other separate contract. Those relationships are governed by the applicable agreements and law.
Simply visiting the Site does not authorize a charge, establish representation or a tenancy, or provide consent to marketing or automated calls or texts. References below to communications outside the Site explain our practices; they do not impose a new contract on people who have not agreed to one.
Nothing in these Terms waives nonwaivable rights or limits our obligations under applicable law, professional duties, or separate agreements.
2. Acceptable website use
You may use the Site for lawful purposes, including learning about our services, reviewing rental information and submitting inquiries.
Do not use the Site for fraud or unlawful activity; impersonate another person or intentionally submit misleading information; attempt unauthorized access to accounts, systems or information; introduce malicious software; or interfere with the Site’s security or operation.
Do not use automated tools to circumvent security measures, disrupt functionality or place an unreasonable burden on the Site. This restriction does not prohibit ordinary search-engine indexing or other authorized automated access.
3. Services, listings and rental estimates
We aim to keep website information accurate, but availability, prices, property details and service information can change or need correction. Confirm relevant details with our team before making a commitment. Website updates do not change agreed fees, rent or other contractual terms.
Submitting an inquiry, requesting a rental valuation or scheduling a consultation does not, by itself, create a management agreement or brokerage representation. Management fees, responsibilities and authorizations are governed by the applicable agreement.
A rental inquiry or application does not, by itself, reserve a property, guarantee approval or create a tenancy. Application instructions, screening disclosures, fees and lease terms are provided through the relevant application and leasing process, subject to applicable law.
Rental valuations and pricing estimates are not formal appraisals or guarantees of achievable rent, occupancy, leasing time or financial results. Results depend on the property, market conditions and other circumstances.
General website information is not a substitute for individualized legal, tax, financial, construction or other professional advice when needed. This does not limit responsibilities we undertake in our real estate and property-management services.
4. Inquiries and sensitive information
Website submissions can be delayed or unsuccessful. For a time-sensitive matter, contact the appropriate team member and confirm receipt rather than assuming a form has been received or acted upon.
Do not submit Social Security numbers, financial account details, passwords, identification or tax documents, medical records or application attachments through general website inquiry forms. The Site links to external services, including Rent Manager owner and resident portals and Microsoft Bookings for appointments. External services may have their own terms, privacy notices and operating requirements. We do not control their independent operation or availability. Using a third-party provider does not eliminate our responsibilities under applicable law or our agreements.
6. Communications and urgent matters
Email, telephone and text messages
By opting in, you agree to receive non-marketing text messages from Oahu Living Property Management related to your inquiries and property-management services, such as appointment scheduling, maintenance coordination and service updates. Necessary service communications and legally required notices may still be provided through other appropriate channels. Your legal rights concerning consent and its withdrawal are not limited by these Terms.
