Management shaped around the home
For a condo or association-managed property, start with the building's access, parking, move-in procedures and applicable association rules. These details matter when preparing listing information, coordinating a new tenancy and arranging service-provider access.
For a detached home, tell us about the grounds, utilities and existing service arrangements. For separate attached units or accessory dwelling units, share practical details about entrances, shared areas, parking and utility arrangements. We confirm the property's eligibility and management scope individually.
If a resident is already in place, include your current management arrangement and intended timing. We can discuss the records, deposit/account information and access needed for a handover.
Services and Oʻahu pricing
Our long-term management covers leasing coordination, rental administration, resident communication, ordinary maintenance coordination and owner reporting within the agreed scope. Owners receive monthly itemized income and expense statements, an annual owner statement and Form 1099. GET filing is included at no additional service fee; tax owed remains separate.
Oʻahu monthly management is 10% of monthly gross income collected. Property expenses and any additional services are separate; we will review the details with you before management begins.
Questions about an Oʻahu property
What types of rental homes can you consider?
We can consider single-family homes, condos, townhomes, duplexes, small multifamily and apartment properties, suitable luxury homes, furnished long-term rentals, accessory dwelling units and separate attached units. We do not manage room-by-room rentals. Service fit is confirmed for the individual property.
What do you need to know about my condominium?
Share the building or community name, current occupancy, and parking, access, move-in and association requirements. Use the team's designated process for sensitive records rather than the general inquiry form.
Can you help if I live off-island or already have a resident?
Yes. We work with local and off-island owners and can discuss taking over an occupied rental. Share the existing tenancy and management arrangements. Review any current notice or termination obligations before setting a transfer date.
What if my community is not listed?
Send the address or neighborhood, property type and current occupancy. We can confirm service availability and discuss the property's needs without asking you to guess whether the location is covered.
